STALKER 2: Heart of Chornobyl is one of those games that managed to recover its development budget even before it reached players. How? Well, thanks to Xbox and the exclusive deal it made with the development studio.

STALKER 2: Heart of Chornobyl had already recovered its development costs before it reached players, according to GSC Game World’s founder, offering a rare glimpse into the economics behind modern platform exclusivity deals.

Speaking in a recent interview with YouTuber OLDboi, GSC Game World founder Sergiy Grygorovych revealed Microsoft came with a deal they simply couldn’t refuse. The Redmond giant paid more than Stalker 2’s entire budget in exchange for Xbox console exclusivity.

While Grygorovych didn’t share the numbers of the deal or the development budget of the game, his comments suggest the game had effectively broken even before selling a single copy to players.

The revelation once again highlights why such insane exclusive agreements remain attractive to game developers, especially developers of AAA games like Stalker 2 that have long development cycles, and a lot of financial risk.

Although one can argue, Xbox hasn’t been in a position to transfer that risk to itself. I’d even go as far as calling it reckless and a great example of the kind of decisions that led to Xbox’s current financial turmoil and layoffs.

However, the money from Microsoft helped the game and the studio in tough times. Stalker 2 had several delays, multiple engine revisions, got stuck in COVID, and the Russia-Ukraine war pushed parts of GSC Game World to relocate to the Czech Republic.

Still, they continued development despite so many negetive factors out of the studio’s control.

Microsoft announced STALKER 2 as a timed Xbox console exclusive and a day-one Xbox Game Pass release in 2021.

Stalker 2 eventually released in 2024 but the investments and decision making from Microsoft has come under scrutiny even since major studio closures started. Grygorovych’s comments illustrate the scale of spending Microsoft was willing to commit to securing exclusive content during the height of its platform expansion.

Unfortunately for Microsoft, the investments never paid off for Xbox. But for GSC Game World, the money removed much of the financial uncertainty and risk from the equation.
