If more people made better pet owners then this wouldn’t be an issue.
Personally, I just get a hefty deposit and I haven’t had a single person deserve to get it back yet.
As a dog lover it makes me sad that lots of people mistreat their animals.

I have tenant vandalism insurance which covers for pet damage as well. Best insurance rider I have ever seen. Haven’t needed it yet and it’s cheap which means most tenants are good people, but not all. I won’t be out the cost of repairs over $5k (my deductible) or lost rental income. And if I need to claim this it will be way over 5k.
Edit 2: have your vents and dryer vent cleaned every 10-15 years by a reputable company. This will stop lots of pet dander, smell, allergies, and fires that start in the dryer vent due to lint.
Shout out to the landlords that ask to meet your pet first. As a big dog owner in a major city, it is near impossible to find an apartment. My current landlord just asked to meet my dog before accepting us which is all I ask since he’s the best giant muppet.
